1. Acceptance of Terms

By accessing or using UnitStack (“the Service”), operated by KeenTech.tech (“we”, “us”, or “our”), you agree to be bound by these Terms & Conditions. If you do not agree to all terms, you may not use the Service.

2. Description of Service

UnitStack is a cloud-based property management platform that provides tools for managing rental properties, residents, leases, payments, maintenance, and related operations. The Service includes optional AI-assisted search and guided maintenance intake where available.

UnitStack is a workflow and recordkeeping tool. It is not a law firm, accounting firm, property manager, screening agency, payment escrow service, or certification that a lease, notice, signature, housing decision, or accounting treatment satisfies the law.

3. Account Registration

You must register for an account to use the Service. You agree to provide accurate, current, and complete information and to keep your account credentials secure. You are responsible for all activity under your account.

4. Subscription & Billing

• UnitStack offers a standard 30-day free trial for eligible new subscriptions. A valid payment method is required to start the standard trial.
• After the standard trial period, your subscription will automatically convert to a paid plan based on your selected tier unless you cancel first.
• Approved six-month and lifetime complimentary access codes are available on monthly plans only, do not require a credit card, and replace rather than extend the standard 30-day trial.
• Six-month complimentary access requires billing details before paid service can continue after the complimentary period. Without a payment method, UnitStack cannot automatically charge you.
• Lifetime complimentary access does not require a payment method or recurring subscription payment while that access remains valid.
• Subscription fees are billed monthly or annually, according to the billing schedule you select at checkout.
• Plans are designed for the portfolio-size ranges shown on the pricing page. Contact us before subscribing if you manage more than 250 units.
• All fees are non-refundable unless otherwise required by law.
• You may cancel your subscription at any time. Cancellation takes effect at the end of the current billing period.

5. AI-Powered Features

• AI-assisted responses and suggested maintenance priorities provide informational support only and do not constitute legal, financial, safety, or professional advice.
• The UnitStack Assistant is read-only and cannot change workspace records on your behalf.
• You remain responsible for reviewing AI-assisted output, responding to emergencies, and making all housing, leasing, maintenance, and financial decisions in compliance with applicable law.
• AI usage is subject to reasonable rate limits to prevent abuse. Excessive automated or scripted usage may result in temporary restriction or account suspension.

6. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable laws
• Attempt to gain unauthorized access to any part of the Service
• Use bots, scripts, or automated tools to access or interact with the Service in a way that exceeds reasonable use
• Interfere with or disrupt the Service or its infrastructure
• Resell, sublicense, or redistribute the Service without written permission
• Upload malicious content, viruses, or harmful code

7. Property Management, Payments & Electronic Signatures

• You are responsible for the accuracy of property, applicant, resident, lease, payment, maintenance, and communication records and for complying with fair-housing, landlord-tenant, privacy, record-retention, accessibility, and other laws that apply to you.
• Recorded payments reflect information entered by a workspace user or received from an enabled provider. They are not a bank statement, trust-account ledger, receipt from the payment provider, tax return, or independent confirmation that funds settled.
• Before requesting an electronic signature, you are responsible for providing the correct final document, confirming the signer's identity and authority, obtaining any legally required consent and disclosures, and retaining any additional evidence your jurisdiction requires.
• UnitStack records available signature, consent, timestamp, document-integrity, and delivery evidence, but does not guarantee that any electronic signature or document is enforceable in every jurisdiction or circumstance.
• Never use UnitStack as the sole channel for an emergency, legally required notice, court filing, or deadline-sensitive communication.

8. Data & Privacy

• We take data security seriously. Your property, tenant, and financial data is stored securely using industry-standard encryption.
• We do not sell your data to third parties.
• When you use an AI-assisted feature, the information needed to answer the request may be processed by UnitStack’s contracted technology providers as described in the Privacy Policy.
• You retain ownership of all data you input into the Service.

9. Third-Party Services

The Service relies on third-party hosting, database, file storage, email, subscription billing, AI, and mapping services and may offer optional integrations. Availability shown in a demo does not mean an optional integration is enabled in a live account. Your use of connected services is subject to their terms, and third-party outages or changes may affect UnitStack.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, UNITSTACK AND KEENTECH.TECH SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, OR BUSINESS OPPORTUNITIES, ARISING FROM YOUR USE OF THE SERVICE.

Our total liability shall not exceed the amount you paid for the Service in the 12 months preceding the claim.

11. Indemnification

You agree to indemnify and hold harmless UnitStack, KeenTech.tech, and their officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.

12. Service Availability

We strive for high availability but do not guarantee uninterrupted service. We may perform maintenance or updates that temporarily affect availability. We are not liable for downtime or data loss.

13. Termination

We may suspend or terminate your account if you violate these Terms, engage in abusive behavior, or fail to pay subscription fees. Upon termination, you may request an export of your data within 30 days.

14. Changes to Terms

We may update these Terms from time to time. Material changes will be communicated via email or in-app notification. Continued use of the Service after changes constitutes acceptance of the updated Terms.

15. Governing Law

These Terms are governed by the laws of the United States. Any disputes shall be resolved through binding arbitration in the jurisdiction where KeenTech.tech is headquartered.
